Problem
Problem
The architect’s original floor plans for each property were highly technical and difficult for the average potential buyer to interpret. Alongside that, important location information like where the property was situated within the city needed to be clearly communicated. Without a well-designed, user-friendly presentation of this information, buyers could easily feel confused or disengaged, which could lead to missed opportunities for viewings and sales. The challenge was to transform raw architectural and mapping data into polished, accurate, and easily understandable marketing materials that would allow prospective clients to quickly evaluate whether a property suited their needs.

Mittenfest, a seasonal beer festival in Over-the-Rhine, needed an engaging way to capture attention and drive ticket sales in the weeks leading up to the event. With a prime advertising opportunity on a downtown Jumbotron, the challenge was to design a motion graphic that could instantly catch the eye of passersby, communicate the excitement and atmosphere of the festival, and make the event feel unmissable. The project also required a series of social media posts highlighting the breweries that would be participating, which needed to spark interest among craft beer fans. I also needed to design on-site signage for the festival.

I redesigned the architect’s floor plans into simplified, readable layouts, called Spec Sheets, that highlighted the most relevant details for potential buyers while maintaining accuracy. These redesigned plans were integrated into comprehensive property sheets that also included clean, well-placed maps showing each location within the city. The final deliverables provided realtors with a professional, easy-to-navigate resource they could hand to clients, allowing them to quickly assess the space, understand its location, and decide whether to move forward with a viewing.

I began with the architect’s technical floor plans and translated them into clean, easy-to-read layouts. I then took a photo of the property and added it into the sheet, added concise blurbs highlighting key property details and included a map pinpointing the property’s location. The final design provided a clear, visually appealing resource for potential buyers.

Shown above are 11 of the hundreds of spec sheets I created during my time at 3CDC. With 3CDC owning a significant number of properties in Cincinnati, new spec sheets were required on a weekly basis. This ongoing process taught me patience and attention to detail within the design workflow.
